    HVAC Controls

    A definite gray area between the HVAC scope and the Electrical Scope: Who does the control wiring of HVAC Equipment. This comes up all the time. Make sure you figure this out during bidding or contract signing stage. Most probably, both the Electrician and the Mechanical subcontractor will exclude this.

    This is a great point, and something that needs to be addressed before the projects start. Otherwise, there could be major consequences if you are moving quickly through a project. Either of the contractors should be able to complete the work. If both do leave it out of their bid, I would ask each of them to give you a quote for doing the work. Since you have already done your research about these companies, you can simply use the contractor with the lowest bid.

    To avoid this problem, I am in need of a contractor that will handle this type of thing.

    This same problem comes up between many trades all the time. For instance who does the welding of metal studs to steel framing? Your carpenter, because it is his metal studs, or your structural steel subcontractor? Who does the footings of your perimeter fencing? You fence subcontractor? Or your concrete subcontractor? Who does the excavation for your underground trenching? Your earthwork subcontratcor, or your utility subcontractor that will run the utility there? Who makes the connection of building utilities to site utilties? etc... etc... the examples are so many. Therefore it is best to think about these ahead of time and consult someone who is experienced in these matters to guide you. Otherwise you will end up loosing money anyway. This is a given.
